Rental Terms and Conditions

CHECK-IN TIME is AFTER 3 P.M. Local time AND CHECKOUT is 10 A.M. Local time. NO Early
Check-in or late checkout.
This is a NON SMOKING property.
PETS are not permitted in rental units under any conditions.
SECURITY/RESERVATION DEPOSIT – A security deposit of £200 is required. This must be received to confirm booking of the holiday property. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met.
• No damage is done to property or its contents, beyond normal wear and tear.
• No charges are incurred due to illegal activity, collection of rents or
services rendered during the stay.
• All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are
placed in the dishwasher and cleaned.
• All keys are left on the kitchen table and Cottage is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early arrival or late departure.
• The renter is not evicted by the owner (or representative of the owner) or the
local law enforcement.
PAYMENT – Full payment must be made 8 weeks prior to arrival unless booking is made within 8 weeks then full payment is required on booking.
CANCELLATIONS – If cancellation is made within 8 weeks of arrival the full balance will be retained unless another rental is found, in this case the balance will be refunded minus a 10% administration fee. If booking is cancelled before 8 weeks of arrival deposit will be returned minus a 10% administration fee.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.
MINIMUM STAY – This property requires a three (3) night minimum stay.
Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE –Option A) NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED BOOKINGS – Any booking obtained under false pretences will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the mentioned policies must be approved in writing in advance.
PARKING – Parking is available on the Main Street outside of property
MULTI-FUEL BURNING STOVE – Use at your own risk. (See Liability d. and e. below)
Kindling, Logs and coal are supplied free of charge. Clean logs/wood and coal supplied is all that should be burned in the stove.
LIABILITY- Guest and those who are in the guest party understand Guest assumes all responsibility and will hold Owner harmless and agrees to all of the following:
a. This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
b. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
c. UNSUPERVISED CHILDREN: Guest acknowledges that they have been advised that children should never be left unsupervised in the property due to its open layout. HAZARDOUS CLEANING CHEMICALS ARE OFTEN STORED UNDER SINKS INSIDE CABINETS AND CUPBOARDS
d. Homeowner strongly recommends that Guests with: Children, disabled or elderly people DO NOT use or install a fire in the wood-burning stove or fireplace. The stove or fireplace are not adequately protected from a child or elderly person accidentally touching the hot surface. Touching the surface of a wood burning stove or fireplace can result in instant third degree burns and may require immediate medical attention.
e. Guests use of wood burning stove is at Guests’ sole risk and liability and Guest agrees that Homeowner will be held harmless and not be in any way held accountable or liable for guest use or misuse of stove.
f. By accepting this reservation it is agreed that all guests are expressly assuming the risk and liability of any harm arising from their use of the premises or others whom they invite to use or visit the premises.
We recommend you take out travel insurance for your trip.
Homeowner assumes no responsibility for illness or injury that may incur to any persons while on the premises.
